Legacy West partners reunite to market up to 11 million square feet of offices at Fields

Developer Fehmi Karahan and KDC, the team behind Toyota's move to Legacy West, plan custom office campuses and towers on nearly 700 acres of Fields, with construction possibly starting in 2027.

The developers who brought Toyota's North American headquarters to Legacy West are teaming up again, this time to sell corporate America on north Frisco.

Fehmi Karahan and the Dallas firm KDC plan to develop up to 11 million square feet of custom office space inside Fields, the 2,545-acre development along the Dallas North Tollway, the partners told The Dallas Morning News this week. Companies could choose anything from a midrise campus to a high-rise tower, the developers said.

"This is getting the band back together," KDC president Eric Hage told the News. "We think Fields is the next frontier."

Room for a big campus

The partners have nearly 700 acres to offer, according to the News, much of it along the tollway frontage road and zoned for any office use. Local Profile reported that office sites are spread along four corridors: the Dallas North Tollway, Panther Creek Parkway, U.S. 380 and PGA Parkway.

Karahan said large parcels are getting scarce in the older Legacy area of Plano. "We can do a 200-acre campus [at Fields] if there's a larger user," he told the News.

Hage said the team expects interest from companies needing more than 1 million square feet as well as those looking for about 100,000 square feet. KDC is in the early stages of marketing the land, and Hage estimated that office construction could begin sometime in 2027. Neither side named any company that is looking at the site.

Karahan previously told the News that AT&T considered Fields before choosing to stay in Plano, and that he believed the site was too far north for the company.

What is already there

Fields already holds the PGA of America headquarters, the Omni PGA Frisco Resort & Spa, two championship golf courses and Universal Kids Resort, which opened this summer. In Fields West, the mixed-use district now under construction, developers report 44 signed retail and restaurant leases and 75% preleasing, with roughly 350,000 square feet of offices planned above the shops.

The Wentwood apartments there have begun preleasing, with first residents expected early next year.

Current plans for the full development call for up to 14,000 homes and apartments, up to 11 million square feet of office space and about 1 million square feet of retail, restaurant and entertainment space, the News reported. Karahan put the total value at $10 billion to $15 billion.

Karahan and Hunt Realty, with investors Chief Partners and Crosstie Capital, bought the land in 2018 from the estate of Dallas businessman Bert Fields. Karahan and KDC previously worked together on Legacy West, which landed Toyota's headquarters and major offices for JPMorgan Chase, Liberty Mutual and FedEx. KDC is also building AT&T's new headquarters on Legacy Drive in Plano.
