Plans filed with the state call for a restaurant and cafe at the Offices at Southstone Yards, the office development off State Highway 121.

A project that the Texas Department of Licensing and Regulation logged on Tuesday, Oct. 6, lists an estimated $3.7 million interior finish-out of about 7,000 square feet at 4401 Cirrus Way, inside an existing building. The filing describes the work as a restaurant and cafe and lists the facility as the Offices at Southstone Yards.

Construction is scheduled to start Jan. 1, 2027, and wrap up Sept. 30, 2027, according to the record. The owner is listed as Southstone Yards Office-B LLC, and the filing says the work is privately funded and that the money is not coming from a tenant. The tenant and design firm fields both read "Not Assigned," so the operator has not been disclosed.

The address falls in the Denton County part of the city.

About the development

The first office building at Southstone Yards is a seven-story, 242,000-square-foot structure that pairs a concrete core with glue-laminated timber columns and cross-laminated timber floors, according to Engineering News-Record, which gave the project an award of merit for sustainability in October 2025. ENR described it as the first multitenant mass timber office building in North Texas and said Toyota had leased it.

The magazine also reported that the building is the first phase of more than 1 million square feet of planned office space on a 45-acre site.

The filing does not say which building at Southstone Yards will house the restaurant and cafe, or whether it will be open to the public as well as office tenants.
