The park, chapel and amphitheater long promised as the centerpiece of Firefly Park are up for a Planning & Zoning Commission vote Monday, Oct. 12.
An open space plan and site plan on the commission's consent agenda cover four lots totaling about 57.7 acres at the northeast corner of Mahard Parkway and PGA Parkway. According to the city staff report, the plans show a park and open-space area, a chapel, an amphitheater and one restaurant building. The owner listed is Firefly Land Holdings I LLC.
City staff recommends approval, subject to its pending review of the landscape plan and any engineering changes. The facade plan has already been signed off.
Trees and open space
The staff report says 1,046.3 caliper inches of trees on the site must be mitigated. The developer plans to meet that by planting new trees on the property in an amount equal to what is required.
The zoning requires at least 26.8% of the overall development to be open space, and staff says these lots provide it.
Townhome streets get new names
A second Firefly Park item on the same agenda covers 229 townhome lots and eight homeowners' association lots on 48.3 acres on the east side of Mahard Parkway, just south of U.S. 380. Its purpose is mainly to rename streets: Mahlmann Mews would become McCoy Mews, Long Lane would become Shimmer Way, Blaxton Lane would become Presley Lane and Green Lane would become Elyse Lane.
Staff recommends approval as submitted.
The bigger plan
When Benbrook-based Wilks Development and the Frisco Economic Development Corp. signed a development agreement in 2024, Dallas Innovates reported the project at 242 acres, including 159 acres owned by Wilks and 59 owned by the EDC.
