Another large apartment building is lined up for the north end of the Fields development. Frisco's Planning & Zoning Commission will consider an open space plan and site plan Monday, Oct. 12, for 347 units and a parking garage on about 6.8 acres on the west side of Tall Meadow Way, roughly 435 feet north of PGA Parkway.
The property owner is listed as North Fields Residential II, LP. The project is labeled North Fields Multi-Family, Block A, Lot 3, and the plan drawings show the neighboring Lots 1 and 2 also designated for multifamily use.
What the plans show
According to the site plan filed with the city:
- One four-story building, about 55 feet tall, with roughly 403,150 gross square feet
- 237 one-bedroom, 98 two-bedroom and 12 three-bedroom units
- A five-story garage, about 48 feet tall, with 466 spaces, plus 34 surface spaces, for 500 in all
- A swimming pool, courtyards with shade structures, grills and a fire pit
A note on the drawings says garages in the Fields urban living buildings must be gated, and that parking in this garage cannot be shared with other uses.
The staff report says the developer is proposing 23% open space on the lot. Planned Development 280, the zoning that governs the area, requires at least 8% across the North Fields subdistrict, and staff says the applicant is on track to meet that overall.
Valet condition
Staff recommends approval on several conditions, including that plans for valet stands and valet operations must be submitted to the directors of engineering services and development services for review and approval. Staff is still reviewing the building's facade and landscape plans, which also must be approved before the site plan is final.
