Fields West Reaches 75% Pre-Leased as Frisco's Next District Takes Shape

The 55-acre Fields West district on the Dallas North Tollway is 75 percent pre-leased with 44 signed leases, and seven more tenants were added in July. A phased opening begins in late 2027.

Fields West, the 55-acre retail and office district rising along the Dallas North Tollway in Frisco, is now 75 percent pre-leased with 44 signed leases, developer The Karahan Companies said in late July.

Seven more tenants were added in the July announcement: Boll & Branch, Evereve, Flower Child, Lululemon, SusieCakes, Tecovas and Warby Parker.

"This announcement is a testament to the strength of Fields West, our partners, and the growth in North Texas," said Fehmi Karahan, whose firm is developing the district.

Construction went vertical in the fall of 2025, and the district is scheduled to open in phases beginning in late 2027 and continuing through 2028.

What is being built

The developer's plans call for 360,000 square feet of retail, dining and entertainment space, alongside 350,000 square feet of office. Columbus Realty Partners is developing 1,150 urban residences within the district, and a luxury boutique hotel is planned.

Bloomie's, the smaller-format store from Bloomingdale's, anchors the retail side. Mastro's Steakhouse is opening what the developer describes as its first Dallas-Fort Worth location.

The signed roster also includes Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, Arhaus, Design Within Reach, Alo Yoga, Kendra Scott, Breitling, Omega, TravisMathew, Mizzen+Main, Johnnie-O, Gorjana, Markham Fine Jewelers, Solidcore, Face Foundrie, Everything But Water and Texas Capital Bank.

On the food and beverage side: North Italia, Shake Shack, Sixty Vines, Sweetgreen, Starbucks, Nando's, Mexican Sugar, Culinary Dropout, Maman, La La Land Kind Cafe, Green Point Seafood, Amorino Gelato, Claremont, Tommy Bahama Marlin Bar and a sushi concept from Front Burner Society.

Where it sits

Fields West occupies the center of Fields, a 2,545-acre master-planned development in north Frisco between US-380 and Panther Creek Parkway.

At full build-out the wider Fields plan is entitled for up to 11 million square feet of corporate office space, a million square feet of retail and entertainment, 5,000 single-family homes, 8,500 urban residences and 1,000 student residences.

Its neighbors inside Fields are the reason the district drew the tenants it did. The PGA of America headquarters sits to the northwest with two 18-hole championship courses designed by Gil Hanse and Beau Welling, scheduled to host the PGA Championship in 2027 and again in 2034. The 550-room Omni PGA Frisco Resort, with 127,000 square feet of meeting space, is adjacent.

Universal is building its first theme park aimed at younger children nearby, with an opening planned for 2026. The plan also includes 25 miles of trails and 250 acres of parks.

The roads came first

Much of the surrounding road network is already open. Fields Parkway west of the tollway and Legacy Drive opened in early 2024, followed by Universal Parkway and Everwell Drive in December 2024. A fourth lane was added to the Dallas North Tollway between SH 121 and US-380 in August 2025, and Panther Creek Parkway east of the tollway opened that November.

Two projects remain. Tollway service roads through the development are scheduled to open in September 2026, and a six-mile extension of the Dallas North Tollway north of US-380 is scheduled for December 2027, timed close to the district's first openings.

The market case

The developer's leasing materials put roughly 1.02 million people within a 20-minute drive of the site, projected to reach about 1.14 million by 2030, with a median household income of $131,121 in that radius. Those are the developer's figures, drawn from the materials it uses to court tenants.

For context, the same materials benchmark Fields West against Legacy West in Plano, Southlake Town Square, Domain Northside in Austin and Scottsdale Quarter in Arizona.

Retail leasing is handled by SHOP Companies of Dallas, with CBRE handling office leasing.
