The Frisco Planning and Zoning Commission is set to consider a mixed-use development proposal that includes a Trader Joe's grocery store and a senior living facility. The project is located at the southwest corner of Main Street and Majestic Gardens. This marks the next step in a process that has spanned more than two years of community engagement, traffic modeling, and architectural revisions.
Developer Travis Thompson stated that the project aims to address local priorities by bringing the specialty grocer to the area and providing housing for older adults. The development team noted that the proposal allows long-time residents to age in place near their existing support networks. Representatives from the California-based grocery chain have participated in the entitlement process alongside the project team.
Throughout the planning phase, developers say they received consistent feedback from neighbors regarding traffic congestion, particularly during school pickup and drop-off times. In response, the team collaborated with the City’s Traffic Department to conduct analyses and design operational improvements along Majestic Gardens.
Traffic studies for the site indicate that the combination of the grocery store and low-impact senior housing is projected to generate less traffic than other developments currently permitted under the property's existing zoning.
The two-year feedback loop also led to several specific changes to the site plan. These revisions include expanded parking capacity to prevent street overflow, increased public green spaces, and streetscape upgrades along Majestic Gardens. The team also implemented targeted infrastructure adjustments intended to ease congestion during peak school commuting hours.
