The Frisco City Council voted unanimously to table a zoning change for a proposed nearly 10-acre mixed-use project located at the southwest corner of Main Street and Majestic Gardens Drive. The vote occurred on Aug. 18, pushing the decision to Oct. 6.
Council members indicated they needed more time to discuss the proposal before taking final action. The development plan includes a Trader Joe’s grocery store and a community for active, independent older adults. Construction of both components would occur in a single phase, and the senior living facility is required to remain closed until the grocery store opens.
The project has undergone more than two years of review, including revisions, neighborhood meetings, and multiple city evaluations. The Frisco Planning and Zoning Commission approved the zoning change on July 28 after an earlier version presented in April raised zoning concerns that led to further modifications.
Developer representative Travis Thompson stated that the team has collaborated with city officials and residents to refine the plan. He noted that revisions include additional parking, expanded landscaping, more open space, and changes to the site layout.
Traffic impacts were a significant focus during the review process. The development team worked with the Frisco Traffic Department on studies and proposed roadway improvements, specifically addressing Majestic Gardens Drive during school drop-off and pickup times. A traffic analysis indicated the project would generate less traffic than some uses currently permitted under the property’s existing zoning.
