Economic development organizations in Allen and McKinney have introduced a joint branding campaign for the State Highway 121 corridor, aiming to position the area as a central hub for economic expansion. The initiative, named 121 North, was launched in May by the Allen Economic Development Corporation and the McKinney Economic Development Corporation.
The campaign highlights a collection of mixed-use projects spanning both municipalities. According to the initiative’s materials, more than 20 developments are currently under construction or in the planning stages along the highway. Key projects include the 121 Tech Park, developed by Stillwater Capital, which will feature office space, tech flex areas, and residential units with completion expected in early 2028. Another major project, Allen Gateway by North American Properties, is slated to include significant office and retail space alongside urban residential units.
The branding effort also emphasizes entertainment and leisure amenities. Planned attractions include the Sunset Amphitheater, the Kalahari waterpark and arcade, and Cannon Beach, a three-acre surf lagoon resort. The initiative’s website describes the corridor as a place where two "purposeful cities" share a commitment to coordinated planning and intentional growth, rather than just a transportation route.
Officials from both economic development corporations stated that the partnership is designed to serve as a recruitment tool for businesses and developers. Michael Kowski, president and CEO of the McKinney Economic Development Corporation, noted that the corridor is experiencing a high level of activity compared to other areas in the country. He added that the corporation owns several properties along the highway, including 46 acres near Lake Forest Drive, and is in active negotiations regarding their development.
Dan Bowman, president and CEO of the Allen Economic Development Corporation, described the cross-city collaboration as a significant opportunity. He explained that the goal is to present 121 North as a collective option for companies looking to relocate within the North Texas region. Local developer Bucky Gillett supported the effort, stating that joint initiatives help drive business to the area.
