Hall Group plans 105-apartment Terra Residences at Hall Park

A second apartment community is planned inside the 162-acre Hall Park office district, with studios through three-bedroom units and an opening targeted for 2028.

Hall Group is planning a second apartment community inside Hall Park, its mixed-use district along the Dallas North Tollway. The project, called Terra Residences, would add 105 homes, ranging from studios to three-bedroom units that average roughly 900 square feet.

Hall Park's website lists the building at 6801 Gaylord Parkway and shows it opening in 2028. Local Profile reported that construction is expected to begin this fall and finish in fall 2028; Hall Park's site says work begins in August 2026 and that no completion date has been set. Leasing has not opened.

Terra would join The Monarch, the district's existing apartment tower. Plans include an amenity lounge, and the company says a health and wellness facility will be built next door, with details to be announced in the coming months.

"As the market continues to grow, we see strong demand for housing that combines walkability, wellness, hospitality and access to premier amenities," Hall Group founder and CEO Craig Hall said, according to Local Profile.

Other work in the district

Hall Park covers 162 acres and has been under development since the mid-1990s. Its 18 buildings hold upward of 3 million square feet of offices, apartments, hotel rooms and restaurants, and the master plan envisions roughly 9.5 million square feet once complete, Local Profile reported.

Other projects in motion there include an office tower of 10 stories, The Terraces, set atop a garage with over 1,300 spaces and expected to open in 2028, and a $14 million expansion that would grow Kaleidoscope Park by roughly 1.4 acres. That expansion is a joint effort of the city, Hall Group, the Frisco Community Development Corporation and the park's foundation.

Two restaurants, Tango Room and Commissary, are expected to open in early 2027.
