Three warehouse buildings totaling about 267,000 square feet planned at Preston Road and Corinth Lane

A preliminary site plan before the Planning & Zoning Commission on Monday shows three office/warehouse buildings on the southwest corner of Preston Road and Corinth Lane, and city staff recommend approval as submitted.

Three office/warehouse buildings with a combined footprint of about 267,000 square feet are proposed for the southwest corner of Preston Road and Corinth Lane in north Frisco, according to a preliminary site plan on the Planning & Zoning Commission's consent agenda for Monday, Oct. 12.

The project, called Preston Groves, covers six lots totaling about 116.4 acres in the University Village part of the Planned Development-280 district. The owners listed on the agenda are FTC Preston Groves PH I LP, FC Industrial Land LP, FHQ Development Partners LP and Fields University Village Investment Partners LP. A detention pond is also part of the plan.

What the drawings show

The site plan exhibit, prepared by Kimley-Horn, lays out the three buildings this way:

  • Building 1: 100,988 square feet, with about 92,600 square feet of warehouse and 8,350 square feet of office space
  • Building 2: 73,598 square feet
  • Building 3: 92,161 square feet

Across all three, the exhibit counts about 240,000 square feet of warehouse space and 26,730 square feet of offices, and it calls for 241 parking spaces for the warehouse portion and 77 for the offices.

Drivers would reach the site from Preston Road and Corinth Lane, with cross access between lots, according to the staff report. The exhibit marks a future Corinth Lane sidewalk along the property and shows several wide power line and gas pipeline easements crossing the land, along with an area in the 100-year floodplain.

Staff recommendation

Planning staff recommend approval as submitted. The report says no protected trees will be removed and screening is not required. Landscape and facade plans will be reviewed when a full site plan comes in.

The report also notes that Planned Development-280 requires at least 15% of the University Village subdistrict to be open space. The commission approved an open space plan for the subdistrict in November 2021, and the applicant is not proposing changes to it; staff say more open space will be added as the area develops.

A preliminary site plan is an early step. The developer would still need site plan approval before building permits are issued.

The commission meets at 6:30 p.m. at the George A. Purefoy Municipal Center, 6101 Frisco Square Blvd.
