Frisco entered June with a larger pool of homes for sale, list prices still clustered around $700,000 and mortgage rates holding in the mid-6% range, according to the latest public market data reviewed for this snapshot.
Realtor.com's Frisco market summary, with key indicators as of April 2026, listed 676 active home listings, up 10.55% from a year earlier and up 23.74% from the previous month. The same report put the city's median listing price at $700,000, down 4.10% year over year but up 0.72% month over month. Median sold price was $656,250, up 0.19% from a year earlier, while the median price per square foot was $240, down 5.51% year over year.

Those figures point to a market with more visible supply than a year ago, but not a steep collapse in closing prices. Realtor.com's median days on market for Frisco homes was 34 days in April, up 3.03% from a year earlier but down 20.93% from the prior month.
Prices and pace
Redfin's Frisco housing-market page, which summarizes the three months ending April 2026, showed a similar pricing band but a slower average selling pace. Redfin reported a $662,158 median sale price for all home types, down 4.6% year over year. It counted 508 homes sold in April, down 2.9% from a year earlier, and put median days on market at 47, two days fewer than a year earlier.
Redfin described Frisco as somewhat competitive, with homes receiving two offers on average over the three-month period and selling in around 47 days. Its competition score section said average homes sell for about 3% below list price and go pending in around 42 days, while hot homes can go pending in around 21 days.
For buyers and sellers, the practical takeaway is that Frisco's public data is mixed. Inventory is up, listing prices are slightly lower than a year ago, and closed-sale prices are roughly in the mid-$600,000s in the two data sets reviewed. But homes that are priced well can still move faster than the median, and the citywide median does not capture neighborhood-level variation.
New construction and incentives
New construction continues to be part of the Frisco story, especially in the luxury segment. Toll Brothers' Prestwick Grove page listed six quick move-in homes in Frisco, with prices shown from $1.18 million to $1.421 million and home designs starting at $964,995. The builder's Woodlands Collection at Fields page listed six home designs starting from $1,262,995 to $1,529,995.
Tapestry by Total Environment, a Frisco community at 14743 Little Bluestem Lane, describes itself as a 62-home custom-home community. Its site listed the V25 plan from $1.5 million with a pre-sale price of $1.25 million and said there is a $250,000 incentive on the first two V25 homes. The same page listed one V40 home ready to move in, four V40 homes under construction and three V50 homes under construction.
